Concrete floor cassettes

The IQFive student accommodation building in Birmingham has been built using steel offsite technology with concrete floor cassettes from Henley 好色先生TV Solutions. The build programme was reduced on site from 162 weeks to 64 weeks as a result, and the finished building exceeds thermal and acoustic regulatory requirements. The concrete floor cassettes are produced in Henley's own facility, and all apertures necessary for services are included in the cast for each cassette, so no on-site drilling is needed. Henley also casts holes into each cassette as a fixing point for lifting eyes and to provide a securing place for handrails.

Timber frame Mansell has completed the third phase of regeneration of the Oakridge estate in Basingstoke for Sentinel Housing Association using Oregon Timber Frame technology. The latest phase was a 102-week design and build contract for 142 houses and flats. While the first two phases were built using steel frame, the third phase marked a shift to timber frame. Julie Porter, head of development and asset management at Sentinel HA said of the switch: 鈥淲hen costing phase three, timber frame proved the most cost-effective form of construction. It also enabled us to respond to the Housing Corporation's agenda for off-site construction; and of course links to our own sustainable housing agenda and the desire to achieve a good EcoHomes rating.鈥

Solid wood panels UK sawmiller James Jones & Sons and Austrian timber processor Binder Holz Group have formed joint company Binder-Jones to supply BBS cross-laminated solid wood panels. The panels are available for wall, roof and floor elements, or as finished pods. They are available in sections up to 13m long and in thicknesses from 65mm to 282mm with pre-cut door and window openings.

Inspired Developments has used Kingspan Off-Site鈥檚 TEK structural insulated panel system for a 10-unit EcoHomes excellent rated housing scheme in Manchester. SIPS@Clays supplied and erected the system鈥檚 perimeter walls, floors, decking and roof panels. The TEK system was specified for its high levels of thermal insulation.

Modular steel system

Fleming Developments has won a 拢7.5m contract with Portsmouth Housing Association to deliver a nine-storey apartment scheme in Portsmouth city centre. Fleming is using a modular steel system to deliver the 72-unit scheme, designed by Kenn Scaddan Architects, in 46 weeks.

Gateshead Housing Company is using the Novabrik dry built brick cladding system from Acheson & Glover to refurbish homes in Tyne and Wear.

The 400 homes are being refurbished under a strategic partnership arrangement with Morrison Facilities Services. The work involves stripping out glazed screens in Wimpey No-Fine homes as well as front and rear walls of NEMA and Gateshead Butterfly system-built homes and installing new insulated timber framed structures faced with Novabrik to receive new windows.


Initially the refurbishment specification called for a brick effect polymer render, but following consultation with Acheson & Glover and the subcontractor St Astier, the decision was made to change to Novabrik mortarless cladding, which comprises brick sized interlocking tiles that simply lock together to form a weatherproof outer skin. St Astier contracts director Ranson Og said: 鈥淪peed of installation in all weather conditions was very important to us because the houses remained occupied throughout the work.鈥
